PROPERTY MANAGEMENT
1. Find the procure tenants with detailed application. (application fee from tenant)
· Run credit and reference checks, screen prospective tenants.
. Advise owner about qualifications and whether or not they would be acceptable tenants.
· Sign leases within owners dictated requirements.
· Collect one month's deposits plus any pet deposits.
· Provide security deposit escrow account.
· Pay and repair bills and disburse proceeds from rents.
· Advise tenants about turning on utilities, etc.
· Attend move in inspection with tenants and provide keys.
. Collect monthly rents.
. Deposit owner proceeds into their bank electronically.
. Send monthly and annual owners statements and copies of any repair bills (we have 3 bookkeepers and manage 1400 rentals through our office).
. Enforce late payments, evictions, and court proceedings, if necessary.
. Adhere to Hampton Roads Realtor Association rules, regulations, and ethics.
· Adhere to Virginia Landlord & Tenant Act.
. Require tenants to have renters insurance.
. Preform periodic inspections of property.
. Provide maintenance coordination and advisory services.
. Attend tenant move out inspection, key return, utility turnover, etc.
. Prepare documentation for tenant deposit return.
